My septic tank may be condemned by the local council owing to age (it's not a professionally-constructed one) but works perfectly adequately.
A friend has mentioned light and dark tanks, which might remove the need for the tank to be on a neighbour's land with access permission.
Any ideas? Mainly - how big should the soakaway be?

Can the council do that based just on age?

Why not get it tested to see if it still is working ok?

Don't know about light & dark, but we have a klargester treatment system and discharge to a nearby watercourse with consent.

All septic tanks are now supposed to be registered with the Council (I don't know if it is Wales only, or GB). If it fails Building Regs., that's when the fun starts (ie, it should have been put in by a professional, etc, and have a certificate). Going back to 1966, this rather lets mine out. It probably wouldn't be too important, if the thing is working satisfactorily, UNLESS the property comes up for sale. Then look out.
I was never contacted and no forms were sent. So we await with bated breath as to what happens next.
Hasn't anyone else heard of this registration? The farming press was full of it a few months back, deadline for registration end of June.
Possibly the Klargester system may be a saving grace. Except I haven't got a watercourse anywhere near - just a field! And it isn't mine.

It seems a tad unfair to apply new building regs to an old installation retrospectively.

They cant make anyone bring their windows or insulation up to latest spec unless they are putting new in anyway.


What about all those houses that were built before Planning applications were brought in?

It does seem an unworkable bit of law. We just ignored it, as did our neighbours, who have just sold with no issue. I think Wales is ahead of the curve tho, so we will see how it pans out.
